Conditions of holiday tenancy

• Provisional booking will be held for 7 days only, pending receipt of deposit and booking form.
• 50% deposit payable on booking. Balance due 4 weeks prior to holiday. £50 security deposit to be paid with separate cheque with balance payment, returnable by post provided property left as found.
• Bookings are from Saturday 4p.m., terminating 10a.m. Saturday of departure.
• Property and contents to be left clean and tidy, with everything put away. We maintain high standards of cleanliness and maintenance for the benefit of all guests. If the property is not left as found cleaning costs will be charged for.
• Damage or breakages should be notified and either paid for or replaced to our satisfaction, e.g. crockery, cutlery and glasses must match original.
• Any changes to the occupancy agreed on booking should be agreed with us before coming. Occupancy above the number specified for the property is not permitted.
• Should the accommodation not be available due to circumstances beyond our control we will not be liable but all monies would be refunded.
• In case of cancellation * we will endeavour to re-let the accommodation and if successful a refund, less £25 handling fee, will be made. We recommend you take out cancellation insurance. Application forms can be supplied, or telephone 0140 441 234, or go direct to the Guest First website and order online.
• Smoking - we operate a policy of NO SMOKING within any of the buildings.
• One dog is permitted by prior arrangement in Island View only. It must not be left in the property unattended or allowed on beds or furniture. It must have its own bed. Dogs must not be allowed to foul or water within the property grounds but may use the bottom field. All ‘poops to be scooped’. Any additional cleaning time incurred will be charged for. Cats are not accepted due to allergy.
• Rules for the Games Room and Sauna must be observed.
• We reserve the right to make changes to and correct errors in advertised prices and other information at any time before your holiday is confirmed. We will advise you of any error of which we are aware and of the then applicable price at the time of booking.
• We reserve the right to refuse accommodation.

• Please let us know your arrival time and we will arrange for you to be picked up if possible.
• If you would like us to get in any basic groceries for your arrival please send us a shopping list at least one week before you come.
